Singapore's Government Land Sales (GLS) programme for the second half of 2026 will see an increase in private housing supply, reflecting continued confidence in the residential market and sustained demand from developers seeking new development opportunities.
The Confirmed List will offer sites capable of delivering approximately 4,745 homes, including one executive condominium (EC) site. This represents a modest increase from the 4,575 units offered in the first half of 2026. The East Coast Road GLS site is another attractive offering in the latest programme. Capable of yielding approximately 85 homes, the site is situated within the established Siglap residential enclave.
Its location presents an opportunity for a boutique residential development that could appeal to homebuyers seeking a quieter living environment while remaining well connected to amenities and transport networks. The area's mature neighbourhood character and strong owner-occupier appeal are expected to support developer interest.
Jurong East Avenue 1 EC Site Addresses Limited Western Supply
The sole EC site in the H2 2026 Confirmed List is located at Jurong East Avenue 1.
The site is expected to generate strong interest due to the limited supply of new executive condominium projects in western Singapore. Its proximity to future transport infrastructure and the ongoing transformation of Jurong East further enhance its appeal to both developers and prospective buyers.
Across the entire 2026 GLS programme, the Confirmed List includes approximately 1,370 EC units across three sites. This is lower than the estimated 1,970 EC units offered across five sites in 2025, suggesting that new EC launches may continue to see healthy demand.
