Rivelle Tampines EC Achieves Full Sell-Out After Second-Round Balloting

Rivelle Tampines EC has officially sold out all 572 units following its second-round sales booking exercise on 25 April, with the final 58 available units successfully taken up by buyers.

The executive condominium (EC) development achieved full sales about one month after its public launch on 21 March. During its initial launch weekend, approximately 93% of the units were sold at an average price of $1,893 psf, reflecting strong market demand for new EC homes in Singapore.

The second-round balloting exercise focused on the remaining units allocated to second-timer buyers, further highlighting continued upgrader interest in the EC segment.

Strong Demand for Executive Condominiums

Rivelle Tampines joins a growing list of highly sought-after EC launches in recent years. The development follows the successful sales momentum seen at Aurelle of Tampines and Copen Grand, both of which also recorded strong take-up rates shortly after launch.

Market demand for EC projects continues to remain resilient due to their relative affordability compared to private condominiums. New EC launches still offer buyers an opportunity to enter the private residential market at prices generally lower than comparable private non-landed homes.

Recent market data also showed that median prices of new ECs in Q1 2026 averaged around $1,837 psf, while new 99-year leasehold private non-landed homes in the Outside Central Region averaged approximately $2,503 psf.

At the same time, rising HDB resale prices have strengthened upgrader purchasing power, encouraging more homeowners to transition from HDB flats into newer EC developments.

This leaves fewer than 200 unsold EC units in the market, reflecting the continued appeal of executive condominiums among Singapore homebuyers.

Another notable trend observed at Rivelle Tampines was the strong preference for the deferred payment scheme, with a large majority of buyers opting for this financing arrangement. This suggests buyers remain confident in the long-term value and affordability of EC properties despite evolving market conditions.
