Entities controlled by Singapore property tycoon Kwek Leng Beng and his Malaysian billionaire cousin Quek Leng Chan have joined forces for the $980 million purchase of a freehold site in Singapore's upscale River Valley precinct.
Their acquisition of Pacific Mansion in District 9 marks the biggest collective sale in more than a decade and the second-highest on record, according to CBRE, which brokered the deal.
Singapore-listed GuocoLand, controlled by Mr Quek, announced yesterday that it has successfully tendered for the site with Intrepid Investments and Hong Realty.
GuocoLand and Intrepid Investments each hold a 40 per cent stake in the project, while Hong Realty owns a 20 per cent interest.
The latest deal marks the largest transaction in the current collective sale cycle, exceeding Tampines Court's $970 million and Amber Park's $907 million, and is surpassed only by the sale of Farrer Court for $1.34 billion in 2007.

This Freehold Condominium is designed by Singapore's well-known architect ADDP Architects. Developed by Singapore's renowned developer Guocoland, Hong Leong Holdings & Hong Realty, The Avenir is expected to TOP in Aug 2025, and has a total plot size of approximately 129,648.0 sqft (12,044.7 sqm).
The Avenir has been acquired by a tripartite joint consisting of GuocoLand (Singapore), Hong Realty, and Intrepid Investments. The collective sale at S$980 million is one of the largest sales within the last decade. The tender for the site attracted interest from a handful of foreign and local developers.

The development features about 290 apartments and 2 commercial units. The sale comes after 80% of the owners consented the en bloc sale. Owners of the units at The Avenir will receive between $3.36 and $3.48 million as proceeds from the sale.
Each of the shop units will be awarded between $2.2 million and $4.5 million. With an existing gross floor area of around 493,222 sq ft, The Avenir price translates to S$1,987 psf ppr. Adding the 10% extra balcony gross floor area, its max allowable GFA is 542,544 sq ft which reflects around S$1,806 psf ppr.
